Standing seam and 5V crimp
Two kinds of metal roof
Residential metal roofs in Florida are mostly one of two types. Standing seam panels lock together with raised seams and hidden clips, so no fasteners go through the face of the metal. Exposed-fastener panels, such as the 5V crimp profile long used on Florida homes, are screwed through the panel and cost less, but the screws and their washers need attention over the years.
Either way, the panels sit on an underlayment, and the edges, ridges and penetrations are trimmed and sealed with matching metal. Panel thickness, the metal itself and its coating all affect how a roof stands up to wind and salt.
What to ask about metal
Panel type
Standing seam or exposed fastener, and the reasons for the recommendation.
Metal and coating
Steel with a metallic coating, or aluminum. Near salt water, ask what the manufacturer's warranty says about coastal exposure.
Gauge
Thicker panels resist dents and wind better. Ask what gauge is quoted.
Fasteners
On exposed-fastener roofs, the screws and washers are a maintenance item. Ask about their type and life.
Noise
With solid decking and underlayment beneath, rain noise is usually close to a shingle roof's.
Product approval
Check the panel system's Florida Product Approval at floridabuilding.org.
Metal near the water
Metal is popular on Clearwater Beach, Island Estates and other homes near the water, and on older Florida cottages in Dunedin and Safety Harbor, where it suits the style. Salt air is the main concern near the Gulf: coatings, fasteners and trim should all be chosen for it.
Metal reflects a lot of sun, especially in light colors, which can help with attic heat in a Clearwater summer.
Questions
Metal Roofs: common questions
Is a metal roof better in a hurricane?
A properly installed metal roof with approved panels and fastening can perform well in high winds, as can other roof types. Installation quality and attachment to the deck matter as much as the material.
Will a metal roof make my house hotter or louder?
Usually neither. Light-colored metal reflects sun, and with a solid deck underneath, rain noise is similar to other roofs.
Can metal go over my old shingles?
Some metal systems can be installed over one layer of shingles where code allows, but most Pinellas contractors tear off to inspect the deck. Ask what is proposed and why.
