Condition and remaining life
What a roofer looks at
A roofing contractor's inspection looks at the covering, the flashing, the vents and penetrations, signs of soft decking, and the attic underneath where moisture and daylight show up first. The goal is a straight answer: how many years the roof has left, what is failing, and whether a repair buys real time or a replacement is due.
Insurance-related forms are different. A wind mitigation inspection on the state form (OIR-B1-1802) and the 4-point inspection many insurers ask for on older homes are done by qualified inspectors listed on those forms. Ask whether the contractor you speak with can complete the one you need.
When an inspection helps
Before replacing
To confirm the roof really needs replacing and what the scope is.
Before buying a home
Roof age and condition affect insurance and your budget right away.
Roof age and renewal
For roofs at least 15 years old, Florida lets homeowners get an inspection before an insurer can require replacement (s. 627.7011).
After a storm
To document the condition. Call your insurer directly about any claim.
Leaks you can't trace
Attic and flashing checks find where water really enters.
After a new roof
A wind mitigation report records the features insurers give premium credits for.
Roof age and Florida insurance
Roof age has become one of the first questions Florida insurers ask. Under the law above, an insurer may not refuse to issue or renew a homeowner's policy solely because of roof age if an authorized inspector finds the roof has at least five years of useful life left.
That makes an honest inspection worth having, whether the answer is "it has years left" or "plan the replacement now".
Questions
Roof Inspections: common questions
What is the difference between a roof inspection and a wind mitigation inspection?
A roof inspection looks at condition and remaining life. A wind mitigation inspection documents wind-resistant features, such as roof deck attachment, roof-to-wall connections and the secondary water barrier, on the state form insurers use for premium credits.
Who can do a 4-point or wind mitigation inspection?
The forms list who may sign them, including certain licensed contractors, home inspectors, engineers and architects. Ask whether the person you are speaking with is qualified for the form your insurer wants.
Will a roof inspection tell me if I need a new roof?
It should tell you the roof's condition, what is wrong and roughly how long it has. If replacement is due, ask for the reasons in writing along with the scope.
