Leaks and damage

Find where the water gets in, then fix that

Water rarely comes through the ceiling right below the damage. It gets under the roof covering at one point, runs along the underlayment or a rafter and drips wherever it finds a gap. A roofer starts by tracing it: walking the roof, checking the flashing and every pipe and vent, and looking in the attic for wet wood or daylight.

Once the source is found, the repair is usually local: new flashing, a new pipe boot, a handful of shingles or tiles, a patched membrane seam, or a section of deck replaced where it has gone soft. Florida's definition of a roofing contractor covers repair as well as installation (s. 489.105(3)(e)), so the same state license applies to a small fix as to a new roof.

Repairs Clearwater roofs often need

Pipe boots and vents

The rubber collars around plumbing vents crack in the sun and let water run down the pipe. A common, small repair.

Flashing

Metal where the roof meets a wall, chimney, skylight or valley. When it lifts, rusts or loses its sealant, water gets behind it.

Missing or lifted shingles

Wind breaks the seal strip and folds shingles back or tears them off. Lifted ones need resealing or replacing before the next blow.

Cracked or slipped tiles

Tiles break under foot traffic or flying debris and slide out of place. The underlayment beneath decides how urgent it is.

Soft spots in the deck

Wood that flexes underfoot has been wet for a while. The rotten section is cut out and replaced, and the leak behind it fixed.

Flat-roof seams and ponding

Blisters, split seams and water that sits for days on porch or carport roofs. Patching only lasts if drainage is dealt with too.

What gives out first here

Clearwater's sun is hard on anything rubber, plastic or sealant on a roof, so pipe boots and caulked flashing often fail years before the shingles or tiles around them. Near Clearwater Beach, Island Estates and Sand Key, salt air also corrodes nails, metal flashing and the screws on exposed-fastener metal roofs.

Summer thunderstorms and the wind of hurricane season lift shingle edges and dislodge tiles, and under the oaks in Safety Harbor and older parts of Dunedin, leaves and moss pile up in valleys until water backs up under the roof. This site does not help with insurance claims or refer claim work; questions about a claim go to your insurer.

Before you call

What to tell the contractor

  • Where the water or damage shows: which room, which part of the ceiling or roof
  • When it happens: every rain, only in wind-driven rain, or only after a storm
  • The roof type (shingle, tile, metal or flat) and roughly how old it is
  • Any earlier repairs, and whether the same spot has leaked before
  • Whether you are in an HOA, a villa or attached home, or a manufactured home
  • Photos taken from the ground or from inside the attic, if you can get them safely

When a repair stops making sense

A contractor weighs three things: how much of the roof is failing, how much life the rest of it has, and whether matching material still exists. One leak on a sound roof is a repair. Wear across every slope, the same leak coming back, or tile whose underlayment has worn out usually points to replacement.

Florida's code also plays a part. The existing-building volume of the Florida Building Code has a "25 percent rule" for roofs (section 706.1.1, revised in the 2023 edition): once a repair reaches that share of a roof or roof section, more of the roof can have to meet current code. Since 2022, a roof built, repaired or replaced to the 2007 code or later only needs the repaired part brought to current code (s. 553.844(5)). Ask the contractor which side of that line your roof is on.

Our repair-or-replace guide lists the signs in more detail.

Questions

Roof Repair: common questions

Can a leak be fixed without replacing the whole roof?

Usually, when it comes from one place such as a pipe boot, a flashing joint or a few damaged shingles, and the rest of the roof is sound. If the roof is worn out everywhere, a patch may only move the leak somewhere else.

Why is the stain nowhere near the damage?

Water runs along the underlayment, rafters and ceiling joists before it drips. That is why a roofer traces it from the roof and the attic rather than just patching above the stain.

Will repaired shingles or tiles match the rest of the roof?

Close, often not exact. Shingle colors fade and some styles and tile profiles are no longer made. Ask what the contractor plans to use and how visible the patch will be.

Does a roof repair need a permit in Clearwater?

Generally yes. The City of Clearwater's permit checklist exempts only a very small, minor roof leak repair. The contractor normally pulls the permit.
